Short answers with the source. The recorded documents control if anything here differs.
When are dues billed and how much are they?
$169 per lot per six months (Exhibit G of the 2026 Rules). Contiguous lots under one home get the multi-lot rate. A late charge applies after 45 days. Any increase requires a vote of the membership (Bylaws Art. 4 §1).
What happens if I'm 45 days late?
Interest of 10.25% per year, the guest list is suspended, gate entry is $5 cash per trip, and re-registering RFID tags costs $50 once you're current.
I'm selling — what does the POA need?
A resale certificate and statement of account, ordered through the owner portal or the office. Transfer fees: $150 first lot, $100 second, $50 each additional; $400 for a contract for deed.
How do my guests get in?
Add them to your guest list (GateAccess.net / ABDi, community code CCTX), send a visitor e-pass from the portal, or call the gate at (817) 573-4561. Everyone shows a driver's license.
How many RFID tags can I have?
One free per owner, $25 for each additional. Renters $25 per year, contractors $40 per quarter. Contractor hours: Mon–Fri 7 am–7 pm, Sat 9 am–4 pm.
Do I need a permit for a fence, shed or pool?
Yes — $50–$250 plus a $250 deposit refunded on final inspection. New homes: $4,250 plus a $750 road impact fee. No clearing before approval.
What are the construction standards?
1,300 sq ft minimum, two stories maximum, setbacks 20′ front / 10′ rear / 5′ side, galvanized 12′ × 12″ 18-gauge culvert installed at clearing, hard-surface driveway, minimal tree removal.
I rent my house out — what do I have to do?
Register the tenant with the office before move-in, with the deposit. Tenants get renter tags and are bound by the Rules; owner and tenant are jointly responsible for fines. See the Renter Policy under Documents.
How do I get association records?
Any owner may inspect or copy the books and records under Texas Property Code §209.005 — written request by certified mail or email to the Property Manager; response within 10 business days (15 if more time is needed).
Can I attend board meetings?
Yes. Regular meetings are noticed at least 144 hours ahead on the Calendar. Executive sessions cover only the topics §209.0051 allows, and actions taken are summarized in the minutes.
How do elections work?
Directors serve two-year terms and are elected at the annual meeting on the fourth Saturday of September. Owners may vote by absentee ballot, in person, or — once the Board adopts it — by electronic ballot (§209.00592). Any owner may request a recount within 15 days.
Pool hours and passes?
The pools open Memorial Day weekend and close October 31, 10 am–8 pm. Pool passes go to owners current on dues; every adult signs a waiver each season.
Can I reserve the clubhouse?
Yes — owners in good standing, with a refundable cleaning deposit. Reserve through the owner portal or the office.
